Detached, semi-detached, cluster and terrace factories; warehouses; converted and ready-to-build industrial land; and the shop offices and shop lots that sit alongside industrial parks. No condominiums and no landed housing. The narrowness is deliberate — land category, power supply and industrial pricing are a different discipline from residential, and doing both well is difficult.
Selangor is the core market, with developer-direct projects extending into Negeri Sembilan and Tanjung Malim. The corridor guides above cover each area in detail — pricing, infrastructure and what is driving demand there. If a corridor isn't listed yet, ask anyway: availability moves faster than the guides do.
Land is normally quoted per square foot, and built factories either per square foot of built-up or as a lump sum. The figure moves most on land category and conversion status, tenure, the power supply already on site, and how close the lot sits to an expressway interchange. Rather than publish a range that is stale by the time you read it, send Alvin the size and corridor you have in mind and he'll come back with current asking prices.
Land category, and whether conversion to industry is already done or still pending. Tenure, and how many years are left on a leasehold title. Incoming power supply in amps — upgrading it is slow and expensive. Floor loading and eaves height, if you are racking or installing heavy machinery. Loading access: shutter door size, and the turning circle for a 40-foot container. And whether the local council will licence your particular trade at that address, which is the thing people tend to find out about last.
Yes. Every listing is marked either For Sale or To Let, and the filters above narrow to whichever you need. Factory and warehouse tenancies in this market are usually quoted per square foot per month.
Generally yes, but it is governed at state level rather than federally. State authority consent is required on most titles, and each state sets its own minimum purchase price for foreign buyers. A company incorporated in Malaysia is treated differently from a foreign individual or a foreign-incorporated entity. Because those thresholds and consent conditions differ by state and do change, confirm the current position for the specific state and title before committing — Alvin can point you at the right check for the lot you're looking at.
